The Seller's agent works for the seller. Period.
Better Options Secondly, if you think you can do a better job of finding the right property than an agent can, think again. The MLS search engines used by agents are far more sophisticated than anything available to you as a consumer. Most consumer search engines don't even include the option to search by school zoning (the number one criterion for many Buyers), much less to search specifically for a "brick house less than 9 years old with a large Bonus Room and hardwood floors on a lot of at least 1.25 acres in the Hunter's Glen subdivision." Buyers' agents can zero in on exactly what you're looking for in an instant, and take you to see it this afternoon.
Why would you want to drive around endlessly, or spend hours at a time on the Internet wondering if the houses you find meet your exact needs and preferences -- when you could have someone send you a link to click and compare all the perfect matches available in a couple of minutes? Especially if it's free? Even more especially if it actually saves you thousands of dollars!
So when it comes to finding an agent to help you buy, the sooner the better. Don't worry that your move is months away, or that you're not even sure which neighborhood you want to be in yet. Your agent's goal will be to find the perfect house in the perfect neighborhood at the perfect price -- and get you into it at the perfect time for your needs.
